PUBLIC HEARING NOTICE
PLEASE TAKE NOTICE, that the PLANNING BOARD of the TOWN OF CORTLANDT will conduct a Public Hearing pursuant to Sections 276, 277 and 280-a of the New York State Town Law and pursuant to Chapter 265 Subdivision of Land, Chapter 259 Steep Slopes, Chapter 179 Wetlands and Chapter 283 Trees of the Town of Cortlandt Code on the application of Nicholas B. & Hanay K. Angell for Preliminary Plat Approval and Steep Slopes, Wetlands and Tree Permits for a 3 lot major subdivision of 2 existing lots on 37.91 acres in the Town of Cortlandt and a fourth lot in the Town of Philipstown as shown on a 7 page set of drawings entitled “Subdivision Plat Prepared for Nicholas B. & Hanay K. Angell” prepared by Badey & Watson, Surveying and Engineering, P.C. latest revision dated January 7, 2005.
The subject property in Cortlandt is zoned R-40, Single Family Residential and is located on the south side of South Mountain Pass, approximately 2,500 feet west of Route 9 and designated on the Town of Cortlandt Tax Maps as Section 11.15, Block 1, Lots 2 & 3 and the Town of Philipstown Town Maps as Section 90.10, Block 1, Lots 6, 7 & 8. The subject property is divided by the Town/County boundary line and is located in the Town of Cortlandt/Westchester County and Town of Philipstown/Putnam County.
Pursuant to 6 NYCRR Part 617 of the State Environmental Quality Review Regulations the subject application is an unlisted action and includes a Full Environmental Assessment Form.
Persons may review said application and drawings at the Planning Office in the Cortlandt Town Hall, 1 Heady Street, Cortlandt Manor, New York, between the hours of 8:30 A.M. and 4:00 P.M., Monday through Friday, except holidays.
SAID HEARING will be conducted in the Vincent F. Nyberg General Meeting Room at the Cortlandt Town Hall, 1 Heady Street, Cortlandt Manor, New York on Tuesday evening, February 1, 2005 at 8:00 P.M., or as soon thereafter as possible at which time all interested persons will be heard.
