To determine that, a residential property owner would take the 2023 assessment (when it is available on the June 1, 2023 tentative assessment) and divide it by the 2023 residential assessment ratio of 1.22% (as determined by NYS) to arrive at your full market value.
For example: 7000 Assessment / .0122 = $573,770 Full Market Value
Or, you can find your assessment and full market value by searching the most recent assessment roll. For 2023, it will be the 2023 TENTATIVE Assessment Roll published on June 1st:
Then hit [Enter] and you should be taken to your property. It might take a few minutes as each browser is different and this is a ~3500+ page document.
Then you would want to ask yourself if you could sell your property for what it is assessed at.
- If the answer is yes, then you are equitably assessed.
- If the answer is no and you feel the market value is lower, you might want to contest your assessment.
- Keep in mind that you will have to provide supporting documentation to substantiate the value you are claiming.

The taxable assessed values that are established on the June 1st Tentative Roll and finalized on the September 15th Final Roll are then used to apportion the amount of the Town, County and School District taxes to be levied against each parcel of real property. The prior year’s final roll is the one used to levy the current taxes. For example, the 2022 Final Assessment Roll will be used to print the 2023-2024 tax bills.
