NORTHERN CORTLANDT UPDATE

  • The owners of Seven Oaks, which is located along Route 6 and Regina Avenue, have advanced their proposed development known as Pondview Commons.  The owner’s contractor has just completed demolishing the dilapidated and condemned structures and is currently removing all debris from the property.  The ownership group will continue advancing the proposed re-development through the Town’s Planning Board which will entail 56 townhome style residential units, new sanitary and water infrastructure.  The Developer also contributed towards the new Baker Street traffic improvements and signal.  This is the same number of units that were on this property previously.

 

  • The Cortlandt Crossing Development along Route 6 is progressing and when completed in 2018 will have added roughly 130,000 square feet of commercial retail to the tax base and more jobs, as well.  As part of the approvals, the owner is required to enhance Route 6 by widening the travel way east towards Lexington Avenue and reconstructing the Baker Street intersection with the Town Center.  Associated with this improvement will be the installation of a new traffic signal at Baker Street and pedestrian enhancements and sidewalks.  The majority of road work is nearly complete and the traffic signal is scheduled to be put into service by beginning of December 2017.  They will also be installing decorative lamps and landscaping for beautification purposes. 

 

  • Additionally, the owner is required to construct various on-site and off-site improvements to the Town’s infrastructure.  This includes an on-site water main extension and off-site sanitary improvements that when completed will allow for potential expansion of sanitary sewers along Route 6 and in the area.  Improvements through the existing Cortlandt Town Center are nearly complete.  The contractor will then shift their focus to construct improvements along Westbrook Drive.  The Town’s Department of Technical Services is overseeing and monitoring construction. 

 

  • Finally, the Town Board and I are very happy to report that progress is being made to strengthen and enhance the property maintenance section of the Town Code.  Town Staff is in the process of drafting modifications to address unattended and vacant buildings, requiring dumpster enclosures and other blighting conditions to not be exposed.  Over the next few months the Town Board will review proposed modifications and take appropriate action for adoption.  Also, the old Carvel building located at the Roundabout (Oregon / Westbrook Drive intersection) has been demolished.  The owners are currently discussing redevelopment alternatives in which notifications will be sent to residents if and when they occur.
