Planning Board Public Hearing - Pondview

PUBLIC HEARING NOTICE

 

      PLEASE TAKE NOTICE that the PLANNING BOARD of the TOWN OF CORTLANDT will conduct a Public Hearing on the application of Ryan Main, LLC for a Residential Reuse Special Permit (RRUSP) pursuant to the Town of Cortlandt Zoning Ordinance Chapter 307-94.2 (RRUSP) and Chapter 307-40 Standards and Conditions for Special Permits and for Site Development Plan Approval as per Chapter 307 (Zoning)  and for a Tree Removal Permit pursuant to Chapter 283 (Trees), a Steep Slope Permit pursuant to Chapter 259 (Steep Slopes) and a Wetland Permit pursuant to Chapter 179 (Wetlands) of the Town of Cortlandt Code for the construction of 56 residential units to replace the existing 56 units as shown on a 15 page set of drawings entitled “Special Land Use Permit for Pondview Commons on the Boulevard” prepared by Cronin Engineering latest revision dated April 20, 2011.

 

            The subject property of approximately 19.3 acres is located on the south side of Route 6 and the west side of Regina Avenue and is zoned CD, Designed Commercial and R-40, single-family residential. The subject property is designated on the Town of Cortlandt Tax Maps as Section 24.06, Block 2, Lots 3 & 4.

 

            Under the requirements of the Residential Reuse Special Permit (RRUSP) the Planning Board is holding this Public Hearing based on a referral from the Town Board.  The purpose of the Public Hearing is for the Planning Board to hear public comment in order to make recommendation back to the Town Board with respect to the possible issuance of the RRUSP Special Permit.  The Town Board will also hold a Public Hearing on the request for a Special Permit following the receipt of the Planning Board’s recommendation.  Pursuant to 6 NYCRR Part 617 of the State Environmental Quality Review Regulations the subject application is an unlisted action for which a negative declaration is being considered based on the completion of an Environmental Assessment Report for the project.

 

      Persons may review said application and drawings at the Planning Office in the Cortlandt Town Hall, 1 Heady Street, Cortlandt Manor, New York, between the hours of 8:30 A.M. and 4:00 P.M., Monday through Friday, except holidays. 

 

            SAID HEARING will be conducted in the Vincent F. Nyberg General Meeting Room at the Cortlandt Town Hall, 1 Heady Street, Cortlandt Manor, New York on Tuesday evening, June 7, 2011 at 7:00 P.M., or as soon thereafter as possible at which time all interested persons will be heard.
