Cunningham/Hambone Lot Line Adjustment
PUBLIC HEARING NOTICE
PLEASE TAKE NOTICE, that the PLANNING BOARD of the TOWN OF CORTLANDT will conduct a Public Hearing pursuant to Chapter 265 (Subdivision of Land) of the Town of Cortlandt Code on the application of John Cunningham and J.J. Hambone Inc. for a proposed lot line adjustment between two lots, with no new building lot proposed, identified as lot 7 and lot 9 of Section 24.11, Block 2. Lot 7 has an area of 2.566 acres (approximately 1 acre in the Town of Cortlandt with 4 buildings containing a total of 7 apartments) and approximately 1.566 acres in the Town of Yorktown (with 2 buildings containing a total of 6 apartments). Lot 9 has approximately 0.2 acres in the Town of Cortlandt and 0.55 acres in the Town of Yorktown. The proposed lot line adjustment transfers 0.15 acres from lot 7 to lot 9, reducing the size of Lot 7 from 2.566 acres to 2.42 acres and enlarging Lot 9 from 0.75 acres to 0.9 acres (39,204 sq. ft.).
The subject property is zoned R-40, Single Family Residential and is located on the east side of Lexington Avenue approximately 200 feet north of John Street and designated on the Town of Cortlandt Tax Maps as Section 24.11, Block 2, Lot 7 and 24.11, 2, 9.
Pursuant to 6 NYCRR Part 617 of the State Environmental Quality Review Regulations the subject application is an unlisted action for which a completed Part One of the Short Environmental Assessment Form was submitted.
Persons may review said application and drawing at the Planning Office in the Cortlandt Town Hall, 1 Heady Street, Cortlandt Manor, New York, between the hours of 8:30 A.M. and 4:00 P.M., Monday through Friday, except holidays.
SAID HEARING will be conducted in the Vincent F. Nyberg General Meeting Room at the Cortlandt Town Hall, 1 Heady Street, Cortlandt Manor, New York on Tuesday evening, May 3, 2005 at 8:00 P.M., or as soon thereafter as possible at which time all interested persons will be heard.
